Professional Home Inspection Services that Meet FABI Standards

At Adjusting & Inspection Services Inc., all of our professional services abide by the Standards of Practice (SOP) as stated by the Florida Association of Building Inspectors (FABI). Inspections entail a visual assessment of the home’s safely accessible and visible areas, including:

  • Roof
  • Structural
  • Electrical
  • Plumbing
  • HVAC
  • Appliances

Free Thermal Imaging with Every Inspection

We offer a Limited Thermal Imaging Scan with every inspection at no additional charge. With an infrared camera, which picks up on heat differentials, we are able to see heat signatures we could not see with just the naked eye. We use this camera to diagnose hidden water damage, electrical issues, HVAC issues, and malfunctioning appliances.

Buyer’s Inspection

Buying a home is a decision that should be made only after having all of the necessary information about the property. During the Buyer’s Inspection, we thoroughly assess the home’s current condition and repair needs so that buyers understand exactly what they’re getting into.

Pre-Listing Inspection

Selling a home can feel overwhelming, but a Pre-Listing Inspection makes it easier. We thoroughly inspect the home before it is listed, showing sellers the home’s strengths and weaknesses so they can better negotiate, disclose all information to buyers, or make repairs prior to listing.

New Construction Inspection

Mistakes can be easily made during the construction process, even by the best builders. During a New Construction Inspection, we inspect the home before it undergoes a final walkthrough with the builder, finding the oversights or defects that need to be addressed before the home is move-in ready.

11th Month Warranty Inspection

Many newly built homes are sold with a one-year builder’s warranty which covers the cost of repairing constructional defects. During the 11th Month Warranty Inspection, we find the issues in the home covered under an owner’s warranty so that they know exactly what repairs to request before the end of the final month.

The buyer and seller of a property will come to agreements about pre-closing repairs after the Buyer’s Inspection. During a Re-Inspection, we will return to the property to inspect the changes made and ensure both parties that all agreements were honored.

Commercial Building Inspection

We offer Commercial Building Inspections for properties of any size with three floors or less, such as strip malls, offices, storefronts, and warehouses. We thoroughly search the property for damages and safety concerns that the buyer should be aware of.

4 Point Inspection

A 4 Point Inspection is completed for insurance purposes and provides your insurer a detailed report on the condition of the homes four most significant components, the roof, plumbing system, electrical system, and HVAC systems, including  a determination of satisfactory functional condition, and  including reports of last permits on record and remaining expected useful life of each component.

Wind Mitigation Inspection

In Florida, insurance providers may ask to see the results of a Wind Mitigation Inspection in order to determine the Hurricane damage mitigation features of a home, such as hurricane straps, wind-borne debris protection features such as hurricane shutters and large missile impact resistant doors, windows and skylights, a home where the inspection results confirm the existence of compliant wind-borne debris protection and large missile impact resistant features can qualified for significant savings on insurance premiums.

Borescope Inspection

If we find that the pipes on a property are backed up, we may recommend a Borescope Inspection as an add-on service. The borescope is a long and flexible camera that can be snaked into underground plumbing systems, allowing us to find and diagnose cracks and blockages more precisely.

Third-Party Mold Inspection

We offer Mold Inspections through a professional third-party. Mold can damage home surfaces, upset allergies, and spread quickly if left unremedied. The mold inspector will search the home for visible mold growth or moisture intrusion and test for mold spores in the home at the same time as the home inspection.

Third-Party WDO/Termite Inspection

We offer WDO/Termite Inspections through a professional third-party. Termites and other wood-destroying organisms can cause structural damage to a home that is expensive to repair. The inspector will search the home for infestations and existing termite damage at the same time as the home inspection so the problem can be remedied.
